How we calculate this · methodology and source

The monthly payment formula uses the loan amount, selected annual interest percentage divided by 100 and 360 monthly payments. Without a verified national benchmark it uses a distinctly labeled illustrative assumption; you can override it. No state or credit-tier adjustment is applied.

Freddie Mac’s Primary Mortgage Market Survey is the mortgage survey source. FRED, from the Federal Reserve Bank of St. Louis, distributes the weekly series MORTGAGE30US. Weekly observation dates are not retrieval dates or real-time pricing.

Educational illustration only, never an offer, quote, advertisement of a specific rate, or representation of rates available to any individual borrower. Your actual rate depends on your file, your property, and the day you lock. Unverified fallback values are withheld.
